What are measurement services?

Floorplan services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of your property with a measuring tool — generally a tape measure or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total area and the overall layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Property tax records often reflect the wrong area of a property because the values can come from various sources, and occasionally go unverified — meaning you may be taxed for more square footage than you have!
